Convert Your Attic 

If you don’t already have your attic converted into living space, then you should consider doing so before you sell up. This could add some real value to your home as it will mean increased floor space and an additional room. You could either opt to make the attic into an office or a bedroom. If you are making it into a bedroom, add an en suite for extra value. 

Convert Your Basement

Similarly, converting your basement will add a considerable percentage increase onto the value of your home. This space would be ideal if converted into a kitchen and dining room or it could be used as a living room.  

Get Planning Permission For An Extension 

Get in touch with the local planning department as well as some local architects and get plans in place for an extension to be built. 

Building the extension itself will probably be too costly a move to do before making a sale, especially as the returns may not be as high as you may hope, however, you could sell the property with planning permission in place and this will be attractive to buyers looking to develop. 

Decorate Your Property 

Decorate the interiors of your property using bright paint such as whites or creams. These will reflect the light and make the rooms appear more spacious.

Focus on doing things that will make the home appear bigger from the inside. Find ways of letting in more light and removing shadows. Think about adding mirrors and removing pieces of unnecessary furniture, at least until you have moved.  

Convert Your Garage 

Your garage could become part of your living space too. If it attached to your home, you could convert your garage into additional rooms such as a living room or a kitchen and dining room. 

Focus On Your Exterior 

The first thing that potential new buyer will see when they arrive at your property is the exterior. You only get one chance at making a first impression and this is it. Focus your attention on making the front of your home look as good as it possibly can.
